We’re looking for a Property Director to lead our property function across the UK & Europe — overseeing a significant portfolio of hotels, managing a £70m+ CAPEX programme, and playing a key role in how we protect and grow asset value for our owners.

This is a senior, highly visible role. You’ll work closely with our leadership team, owners and operational teams to ensure our hotels are not just maintained — but continuously improved, commercially optimised and aligned to long-term strategy.

The Role

As Property Director, you’ll take ownership of:

• The delivery and governance of a £70m+ CAPEX programme

• The performance of the regional property team and Energy Manager

• Property strategy across a multi-site, branded hotel portfolio

• Supporting new business and owner relationships through tender processes and asset insight

This is not a back-office role.
You’ll be visible, influential, and expected to challenge, guide and deliver.

What You’ll Be Doing

Lead property strategy across the portfolio

• Set and deliver a clear, commercially focused property strategy

• Ensure assets are maintained, enhanced and aligned to brand standards

• Balance short-term operational needs with long-term asset value

Own CAPEX delivery

• Oversee planning, prioritisation and execution of a £70m+ CAPEX programme

• Ensure projects are delivered on time, on budget and to standard

• Work closely with owners and stakeholders on investment decisions

Lead and develop the property function

• Manage and develop the regional property team

• Provide clear direction, accountability and support

• Ensure consistency in standards, reporting and delivery

Drive commercial performance through property

• Align property decisions to financial performance

• Identify opportunities to improve efficiency, reduce cost and enhance revenue

• Oversee energy strategy and sustainability initiatives

Influence owners and support growth

• Act as a credible, commercially aware partner to owners

• Support tender processes and new business opportunities

• Provide property insight that strengthens our management proposition

What We’re Looking For

This role requires a balance of technical credibility, commercial awareness and leadership presence.

You’ll bring:

• Proven experience in a senior property or estates role within a multi-site environment

• Experience managing large-scale CAPEX programmes (£50m+)

• Strong understanding of hotel or hospitality operations (preferred)

• The ability to influence at owner and executive level

• Experience leading teams and delivering through others

• A commercially driven mindset — understanding the link between property and performance
